2006 Washington Metro DC Chapter Contractor of the Year (CotY) Award from the National Association of the Remodeling Industry (NARI) for Best Addition
Explanation of Project:
Our client’s original home had two small bedrooms downstairs and three upstairs, including the master. In order for the whole family to be on the upper level near the master; they needed to double up in the bedrooms upstairs. So, the client wanted to create a fourth bedroom upstairs, enlarge the master walk-in closet, add a sitting area in the master, add two new bathrooms and enlarge the laundry area. We designed and built a 2nd floor addition on the front of the home to accommodate these requested changes.
Unusual Constraints or Challenges:
The new addition required the roof to be torn off the original house. The client wanted to live in the home during renovation. Due to the size of the home and the time required to build the new roof, we were concerned about potential damage to the lower level and the safety of the family.
Creative Solutions to the Challenge:
In order to protect the family and home during construction, we built the addition in three stages. We would demolish part one, tarp it daily to protect the home from the elements, build the new roof structure, and move to part two. This way, we didn’t have the entire roof off the house for the duration of the project, the first level was protected and the family safe.
Overall Results of the Project:
This project met all of the client’s objectives and in the process, significantly added to the functionality AND the beauty of the home. The new front elevation is stunning and the new space created in the 2nd story addition is ample room for this family.
Before Front Elevation: The second floor roof lines did not permit full head height walls in the second floor front rooms.
After Front Elevation: Raising the roof lines on the second floor allows for usable rooms across the front of the home.
