(With Basement Addition)
Homeowner’s
Objective: To Have a More Functional Home for Their Adult Family
With
three college-aged sons, these homeowners wanted to expand the
main living area of the home to create a space that would allow
the entire family to commune in one general area. In addition,
they wanted to have the new indoor space transition smoothly to
the outdoors, taking in more views of the backyard. The scope
of the project was to enlarge the kitchen, add a new eating area,
remove the bottle-neck in the much used hallway to the garage/mud
room, and add a sun-room and screened porch overlooking the pool.
They also wanted to create and utilize the basement space under
the newly created addition for their sons’ music room and
den. However, they didn’t want the basement space to be
dark and gloomy. All of this new space was to be designed and
built as if it were always a part of the original home.
The former kitchen was functional, but lacked the appropriate space
and lighting for the level of cooking the homeowner wanted to
be able to do.
The rear elevation and yard provided ample room for expansion.
Highlights:
By reconfiguring the kitchen and adding a new eating area the
homeowner has the central “hub” needed for his family,
as well as, a new gourmet kitchen.

The stairs in the kitchen
were relocated so that the new kitchen could accommodate:
- A better work flow.
- A full-wall deluxe beverage center complete with
built in Espresso machine.
- A walk-in-pantry able to house bulk food and a
whole house audio system.
- A wider, taller and overall more pleasant hallway
to the mudroom and garage. The installation of
skylights and a full glass door brings in natural
light to this space.

The addition of the sunroom and screened porch allows for great
views of the rear yard and pool AND allows the individual family
members a quiet space when they want it.

The new addition’s exterior blends seamlessly
with the existing part of the home. An added bonus
is the roof decks over the new spaces that allow the
upstairs master suite and guest room to exit to the
outdoors via new French doors. |
The new courtyard, located outside the new basement
space, allows access to a beautifully functional space
and a necessary outdoor egress if the homeowner ever
chooses to create a basement bedroom. This new basement
space was made bright by the installation of full
size windows and doors that lead to a beautiful courtyard
with access to the rear yard. |

Aesthetic Highlights:
The entire project is pleasing to the eye. However, special consideration
was made to make the addition seamless with the existing space.
The rear exterior design for the eating area incorporates a three-sided
hip roof to emulate the existing roof over the Gazebo/Hot Tub
area. And, while the new floors remain flush with the existing
home, interesting ceilings in the eating area and sunroom add
to the visual interest of the project.
Every detail in this project was carefully considered. A few are:
- Custom plant ledges in the new eating area for displays.
- A special recessed nook over the entrance to the garage for
displaying art work.
- Custom faux wall painting and hand painted tiles in the kitchen
to highlight the overall Tuscan feel.
- Specially designed stained glass doors leading to the new
sunroom, tying the different decorating themes together.
- Custom wrought iron railings throughout.
- Custom bead board ceiling in sunroom to accentuate the Southwestern
feel.
This Project was the Winner of the Southeastern United States
Regional Contractor of the Year Award for Large Additions from
the National Association of Remodeling Industry. The Southern
Region encompasses the twelve states from Maryland to Florida.
